Directions from Exeter:
Take the A380 out of Exeter heading towards Torquay by way of Haldon Hill. When you reach the Penn Inn roundabout at Newton Abbot, continue straight over on the A380 still heading for Torquay. At the next roundabout (recognised by a flower display on its embankment “English Rivera”) turn right up the hill, which is Hamelin Way. Continue straight ahead at the first roundabout into Hellevoetsluis way.
Turn left at the second roundabout into Preston Down Road. Continue down this road (see enlarged map). The road name changes as you pass along it, although you do not deviate from this road. As you near the bottom of the hill (tremendous views over the bay), look out for a signpost directing you to “Preston Shops” on the right. Turn right into a small easily missed lane called Cockington Lane. At the end of this lane the road bends to the left, and ahead of you is the street name sign “Langdon Road”. Turn right into Langdon Road and then immediately left into Butland Avenue.

Alternative Route from Exeter:
This route avoids the busy stretch from the Penn Inn roundabout at Newton Abbot heading into Torquay.
Take the A380 out of Exeter heading towards Torquay by way of Haldon Hill. When you reach the Penn Inn roundabout at Newton Abbot, turn right (third exit of roundabout), continue for about one hundred yards and then turn into the first left (signposted Decoy country Park) which is Keyberry Road. Pass under the Railway Bridge and onto the mini roundabout. Carry straight on (second exit of mini roundabout). You will pass Decoy Industrial estate on the right, and then over a hump back bridge. The road (Newton Road) bends sharply to the right. Continue until you reach the Village sign “Kingskerswell”. At this point the road forks. Take the left fork, which will lead you straight into a narrow chicane. Take care!
Drive through the village, and up the hill, passing over the crossroads (Huxnor Cross) following the signpost to Marldon and Paignton. This road is Moles Lane. The road winds its way through the countryside and is very narrow in parts. Be careful of oncoming vehicles. The road will bridge the dual carriageway and end in a T-junction. Turn right here and continue about three hundred yards to the roundabout. Turn left here into Hellevoetsluis way (A380), following the signs for Paignton and Brixham.

Take the Torquay Road out of Paignton heading towards Torquay. Continue until you reach Manor Corner in Preston. You will see an electrical shop on this corner called Torbay Electric Light Company or TELC. Turn left into Manor Road and then first right into Old Torquay Road. At the end of this road turn left into Rowcroft Road and then right into Butland Avenue.

Take the A38 out of the Plymouth area heading in the direction of Exeter. Leave the A38 and join the A385, which is signposted to Paignton (see map). Continue along this road until you reach the mini roundabout at Dartington. Carry on straight-ahead (second exit off mini roundabout) along the A385 heading towards Totnes. When you reach the next roundabout, continue straight-ahead (second exit off roundabout) for about two hundred yards over a river bridge to the next mini roundabout where you will turn right on to the A385 heading towards Paignton (second exit off mini roundabout). After about a mile the road bends sharply to the right, and on that bend is a left turn to Berry Pomeroy. The turning is marked with warning signs and chevrons. Turn left and take the Berry Pomeroy road. In Berry Pomeroy is a mini roundabout, continue straight on (second exit off mini roundabout). Stay on this road (about 8 min.) until you reach another mini roundabout. Carry on straight-ahead (second exit) to the next mini roundabout about 20 yards away. Again carry on straight-ahead (second exit) into Preston Down Road.

Take the A3022 out of Torquay heading in the direction of Paignton. The road climbs away from Torquay sea front, and then dips downhill, you will notice a gasometer on your right. The road then climbs again, and at the top of the hill you will see on your left the Chadwell Day Hospital and a petrol station. Turn right here into Tarraway Road, and take the first left into Great Headland Road. At the T-junction turn right onto Headland Park Road, and then immediately left into Cockington Lane. At the end of this lane the road bends to the left, and ahead of you is the street name sign “Langdon Road”. Turn right into Langdon Road and then immediately left into Butland Avenue.

Take the A385 heading towards Paignton. After about a mile the road bends sharply to the right, and on that bend is a left turn to Berry Pomeroy. Directions from Paignton railway station:
By bus: As you come out of the station, cross over the road in front of you, turn left and walk for about fifty yards and you will see the Bus station on your right. Follow directions as below “Arriving by bus”.
On foot (15 – 20 mins): As you come out of the station, turn right and head for Woolworth’s. Cross Torbay Road at the level crossing and head to your left passing Woolworth’s. The pavement will bend to your right into Hyde Road. Continue along Hyde Road until you reach the road junction at the far end. Follow the pavement round to the right into Torquay Road heading towards Torquay. Continue until you reach Manor Corner (about 10 mins). You will see an electrical shop on this corner called Torbay Electric Light Company or TELC. Turn left into Manor Road and then first right into Old Torquay Road. Arriving by bus:
A number 12 bus (frequent service) can be taken from Paignton, Torquay and Brixham. The bus can be caught at the bus stations in those towns or in the main shopping street of Torquay. The bus also passes along Torquay and Paignton sea fronts. Coming from Paignton or Brixham, you should ask for the Rowcroft Road stop opposite the Highweek Toyota garage at Preston shops. Coming from Torquay ask for Preston shops. When you leave the bus, walk towards Rowcroft Road (opposite the Highweek Toyota garage). Walk up Rowcroft road for about 100 yards (straight on over the traffic bollards) until you see Butland Avenue on the right. The house is near the top of the road on your left.
