Introduction
A 500 year old Grade listed two cottage on the edge of the New Forest. The cottage has featured in National Newspapers and Magazines, Calendars, Jigsaws, chocolate boxes and is regarded as one of the most photographed cottages in the area. Situated in a half acre of beautiful gardens on the edge of the New Forest. We welcome well behaved dogs and smoking is allowed with the exception of the bedrooms.

Pre-Arrival
The owner can be contacted by mobile or email should you have any pre booking enquiries. The cottage is situated between Fordingbridge and Ringwood in the village of Ibsley. The nearest Rail Station is Brockenhurst and there are regular buses running between the major towns. Taxi information is provided in the cottage.
Salisbury and Bournemouth are just 30 minutes away and local shops are accessible within 3 miles. Please see the "Contact Information" for more details

Arrival & Car Parking Facilities
All guests are sent directions/information on the cottage and instructions for obtaining keys prior to arrival. Car parking facilities are spacious, well lit and with a level graveled driveway suitable for several cars. The entrance to the front of the cottage is just a few yards across the lawned area with flagstones. The owner and key holders who do not live in the immediate area are unable to assist with luggage. The owner always makes contact within 24hours of arrival to ensure guests are satisfied with the accommodation.

Main Entrance & Reception
The main entrance is in the front of the cottage with a very small step leading to the front door. The entrance is accessible for wheelchairs. A mobile ramp is available within the cottage if required.

Public Areas - General (Internal)
The front entrance leads directly into the lounge area. The lounge is very cozy with dimmer lights and beamed walls, fully carpeted and an inglenook fireplace with gas wood burner/central heating. TV/DVD. And comfortable seating for six people on two leather sofas. The downstairs bedroom is accessible from the lounge. (See Bedrooms) via an original and historic door. The bathroom is situated from the hall area (which is next door to the lounge) (See Bathrooms) The Hallway leading from the lounge consists of a tiled floor, wall lighting, thermostatic heating, a pine dresser with ornaments. A payphone is available to utilize as the mobile signal is very poor within the local area. The Dining room leads from the hallway. (See Dining.) The Kitchen leads from the Dining Room. (See Kitchen.) The upstairs is accessible from the hallway and consists of 12 stairs with handrail and is fully carpeted, leading onto a small lit landing which in turn takes you by turning left to the first bedroom through a doorway and accordingly by turning right takes you to the second main bedroom via an original historic doorway. The bathroom en suite leads on from the main bedroom through an original and historic door. (See Bedrooms and Bathrooms.)

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
The dining room has two bright lantern type fittings which give the room a warm ambiance and sits six people around a pine table the flooring is tiled. There is a wardrobe for coats and an umbrella stand. The area has thermostatic control heating.

Laundry
Fresh Laundry is provided on each arrival. Bath towels are not normally supplied but we can arrange bath towels at an additional cost which can be discussed prior to booking. We do however supply hand towels and tea towels. Charges are applied for any extra bed changes for longer stays and these will be discussed prior or at the time of booking.

Leisure Facilities
There are games, videos, DVDs, puzzles and books within the cottage. The gardens are spacious and are typically of cottage garden appearance with two ornate ponds for guests to enjoy there is also a Wendy house within the garden area housing seats and a washing line and barbecue grill.

Outdoor Facilities
The gardens are raised at the rear and sides of the cottage by two and three stepped walkways but can be accessed without steps from the side of the cottage. There is also an abundance of wild birds and these can be seen in the local lane just a short walk away. The restaurant/inn next door offers good local beers and dining and the management are happy for guests to take a beer back to the cottage or to take a meal back to the cottage. Ideal for guests who have had a long drive!

Bedrooms
The downstairs bedroom is more suited for people with restrictive movement. Due to the historic framework and doors the access to this room is restrictive but wheelchair users are able to access this room. (A wheelchair is available at the cottage) The room itself consists of two single beds with a wardrobe and various cabinets with drawers, side, and wall lighting, fully carpeted with an external door for emergencies. The upstairs bedrooms consists of one room with double bed, wardrobe, and various cupboards with drawers and a vanity unit with running hot and cold water. Bedside and wall lighting. The second and largest main bedroom has an en suite bathroom, large double bed, dressing table, various cupboards with drawers, trouser press, wall, and bed side dimmer lighting. Please note that due to the age of the cottage both bedroom floors are uneven. All bedrooms are fully carpeted and have smoke alarms, televisions and are centrally heated with thermostatic controls. Our beds are normally made with Duvets.

Bathroom, Shower-room & WC [Ensuite or Shared]
The upstairs bathroom is an en suite and can be shared by guests. The bathroom consists of a wardrobe area with mirror doors, shower, and vanity unit with levered taps and a toilet. The room is spacious and fully carpeted with spotlights and over sink lighting. The downstairs bathroom consists of a bath, toilet, and vanity unit with ordinary taps. Low ceilings and spotlight lighting .Hand grips are fitted by the bath and toilet and there is a special plastic seat and raised toilet seat for those guests with restrictive movement. The flooring is tiled. All bathrooms have heated towel rails. All bathrooms are centrally heated with thermostatic control.

Self-Catering Kitchen
The kitchen is situated at the end of the cottage and is accessed through the dining room and hallway and is spacious and well lit by spotlights with pine wooden kitchen units and levered sink taps. A pine isle in the middle of the kitchen with two stalls can be maneuvered for more space. This area has a vast range of kitchen utensils and amenities to include: Microwave, dishwasher, washing machine/tumbler, TV/DVD/radio. Gas hob/electric oven. (A bed for little or big paws is supplied to sleep on!) Access to the rear garden area is just outside the kitchen door. The room is heated with thermostatic control.

Attractions (Displays, exhibits, rides etc.)
The cottage is ideally situated for many attractions including the Ringwood Festival, New Forest Water Park, local pubs serving traditional beers. Locally grown meats and homemade products are available from a local farm. Horse riding and fishing are available on request as the cottage is sited opposite the River Avon and is within 3 miles of the local golf club and riding stables.

Grounds and Gardens
The grounds of the cottage are lawned with bedding edged areas consisting of shrubs and perennial flowers and two ornate ponds. There is a Wendy House within the grounds which is suitable for the storage of bikes. Garden chairs are also supplied and a barbecue grill is available for guests to enjoy.

Additional Information
The cottage is not only a holiday venue but a holiday home for the owner and therefore offers more homely comforts and amenities than that of most self catering units.
