Terms and Conditions
This document is designed to be used in conjunction with our website (www.lavista-lakecomo.co.uk). Together they should answer all your questions and make your visit to La Vista, Mastena as smooth and enjoyable as possible. We recommend you take a print out of the terms and conditions with you and read them before arrival. Whilst we will make every effort to fulfil your expectations, we have to reserve the right to make alterations when events happen beyond our control. Personal and Travel Insurance:
It is a strict condition of the letting that you arrange your own comprehensive travel insurance for your stay at La Vista, Mastena, San Siro. Our property insurance policy does not cover your personal possessions nor any other risks on your behalf, including cancellations.
Booking and Cancellation Policy:
A deposit of 1 nights stay is required to confirm your booking, non-refundable in the event of cancellation within 6 weeks of the arrival date. A 50% refund of the deposit will be made if cancellation is over 6 weeks from arrival date to cover administration costs. Full payment of the balance is required at least 4 weeks before the arrival date. Keys will not be provided until full payment has been confirmed. Cheques are the preferred payment method but these should not be post dated. Cheques to be made out to A R Bradford. A separate cheque is preferred for the refundable breakage deposit of £100 to be sent with final payment.
Emergency contact:
We cannot guarantee that we will always be available in the event of an emergency. You should ring the numbers above and leave a mobile text message. You may have to try several times if you don’t get a response on the first attempt. In the event you do not get a response within a reasonable time, please use the local number below but only in the event of a real emergency! We do expect guests to be reasonable and use some initiative and be self sufficient.

Tourist Information Office:
This is manned by helpful English speaking staff and we recommend you visit them early on in your holiday. It is easily found in the main square in Menaggio and is usually open 6 days a week from 9.00am-12.30pm and 14.30pm-18.00pm from the beginning of April to end of September.
Health and Safety:
We have taken all reasonable precautions on your behalf which includes installing a first aid kit, fire blanket and smoke alarms in the bedroom and living room. It will always be the responsibility of each and every guest to behave in a safe manner. Any items used from the first aid kit should be replaced. Please take care on the tiled floors which can be slippery when wet, particularly in the bathroom.
No Smoking Policy:
The whole apartment, including the balcony, is strictly non-smoking. There are no exceptions.
Keys:
One set of keys to the front door and gate will be sent to you at least a week prior to your arrival date. Please contact us immediately if you do not receive the keys in this time. Return the keys to us immediately on your return home. An addressed envelope is provided for your convenience. A second set of keys will be found in the apartment and should be left in the apartment on your departure. All doors, windows and shutters should be closed securely, and the front door double locked on your departure with the parking bay posts replaced. Please take notice that the front door key needs to be turned twice to make it secure.
Arrival:
The official arrival time is 3:00 pm to allow time for the property to be serviced and cleaned after the departure of the previous guests.
Directions:
The apartment is situated at Mastena, San Siro, 22010 Lake Como and is approximately 5 km north of Menaggio. Full directions are found on our website (www.lavista-lakecomo.co.uk). Please take care on the seven hairpin bends on the road from the lakeside by the church leading up to Mastena. We strongly recommend that you familiarise yourself with the up-to-date driving requirements in Italy and be aware that the Italians drive very confidently on the narrow twisty roads. Please do not encroach on the other apartments parking spaces. Further public parking can be found approximately 60 metres down the road on the left hand side.
Telephone:
The property does not have a land line telephone.
Household items - Loss and breakages:
The apartment and contents are regularly checked. We do, of course reserve the right to charge you for any loss or damage due to carelessness, willfulness or negligence. You will not be charged for normal wear and tear. All loss or damage should be reported on the feedback form supplied and returned with the keys in the envelope provided.
Power supply:
The mains power supply is 220 volts and the power sockets are continental 2 pin type. The fuse box is situated on the wall between the bathroom and the front door and can easily be manually reset if necessary.
Hot Water and Central Heating:
Hot water and central heating are provided from the gas boiler located in the top left kitchen cupboard.
Cooking:
A four ring gas hob is fitted in the kitchen. Please note that you need to hold down the knob for several seconds after ignition, otherwise the flame will go out. Make sure the knobs are turned fully off after use. There isn't an oven.
Local housekeeper:
We have arranged for the housekeeper to call before your arrival to clean and check the apartment and layout the bed - this service is included. We supply a complete set of bed linen and towels. To help upon leaving please strip the bed and leave all dirty bed linen, towels and tea towels in the linen basket in the bathroom.
We rely on guests maintaining and leaving the apartment in a clean and tidy state.
Cleaning materials are kept in the cupboard under the kitchen sink.
Laundry Facilities:
For personal laundering there is a dry cleaning store in Menaggio.
Dustbins:
Rubbish can be placed in the dustbins which are located as you come out of the apartment, a short walk to the left down the hill just passed the extra parking spaces. Please place rubbish in plastic sacks securely tied at the top. All rubbish and food must be removed on your departure.
Departure:
The official departure time is 10.00am, to allow for the property to be checked over and cleaned before the next guests arrive.
Please remove any personal items and leave the apartment in a clean and tidy condition. |
