1)

Booking Conditions

a)
 

All bookings must be made in writing on the form attached and are subject to these Terms and Conditions. Provisional bookings may be made by telephone and indeed are encouraged to ensure that the accommodation is available on the dates required. A provisional booking will be held for 7 days pending receipt of a completed booking form and full deposit payable.

b)

A booking deposit of £100 / $180 per week, or part of week, must be sent by cheque or postal order with the booking form.

c)

A provisional booking will not constitute a firm reservation until we have received the completed booking form and confirmed the booking to you in writing.

d)

The villa will not be rented to a person under 21 years of age.

e)

You must not sub-let the accommodation, allow persons not listed on the booking form to stay overnight or allow pets or animals to stay with the exception of guide dogs are permitted in the villa.

2)

Payment and keys of the villa

a) 

An invoice will be sent to you, not less than 10 weeks before the arrival date showing the balance due for the rental charge. The balance is payable no less than 8 weeks before the arrival date.

b)

Full payment must accompany any bookings made within 8 weeks of your arrival date.

c)

Keys to the villa will be provided in a lock box facility and you will be given a security code to access the security box. The security box can be found at the entrance of the property. Please remember to take these details with you.

3)

Refundable security deposit

a)

Amount of Security Deposit: $300.00 U.S. Dollars. Our US Management Company, KBL Villas Inc., will require a credit card number and your authorisation to deduct up to $300 if anything is missing, damaged or misused.

b)

Please remember, the safeguard of your security deposit will depend on;

i)

Your leaving the property clean and undamaged.

ii)

No excessive and extreme use of electricity e.g. air conditioning on full with external doors open.

4)

Rental period

a)

In order to ensure that the villa is clean and ready for the following party we specify that the rental begins at 4pm local time on the day of arrival and ends at 10am local time on the date of departure.

5)

Pool heat

a)

 

If required this should be requested at time of booking and paid for with the final balance. In the event the pool heat is requested and paid for we cannot guarantee the temperature as this will vary according to several factors the main one being the weather conditions. The water temperature can only differ from the air temperature by 10 to 15 degrees. The pool heater will automatically shut off if the air temperature drops below 55 degrees F. In order to maintain a good warm temperature it is requested you use the pool blanket provided when the pool is not in use.

6)

Smoking

a)

Please note that this villa is strictly non-smoking. This is in order to keep the villa clean and odour free and to avoid triggering the smoke alarm. Please remember to abide by this for your own safety.

7)

Other

a)

We reserve the right to decline all male or all female parties. Groups must be of the size specified on the booking form. Failure to comply will render the booking void and our managing agents have the right to evict your party from the home.

b)

Guests are specifically requested not to allow unsupervised children to use the pool.

c)

You have the use of the villa including all utilities except pool heating, for which a supplement is payable.

d)

Your holiday home is cleaned and prepared for your arrival. Maid service however is not usual in Florida private homes and it's therefore up to you to keep the property clean and to change and wash bed linen and towels which are supplied during your stay.

e)

If you spill something please clean it up quickly. If you do not clean up the spill you will be responsible for having the stain removed, all charges will be deducted from your security deposit.

f)

Please do not bounce balls in the pool screen area, this may tear, rip or damage the screen. You will be responsible for all damages.

g)

Please read the management company's folder (located on the kitchen counter) for guidance notes during your stay at the villa, you will find useful information contained within it.

8)

Cancellation

a)

The booking deposit is not refundable once we have confirmed the booking to you in writing.

b)

You may cancel the booking in writing at any time prior to the arrival date. Any refundable security deposit you have paid will be returned but the following cancellation charges will be payable and will be deducted from the balance of the rental charge which will be otherwise refunded to you.

9)

Liability

a)

We cannot accept any liability whatsoever for any injury sustained by you or any other visitor to the villa or swimming pool, or for any loss or damage however caused to any property brought onto the premises.

b)

 

Without any restriction to the foregoing, we shall not be liable for any loss or damage arising in connection with your stay in the villa caused by any matter outside our reasonable control, including acts of God, war, civil disturbances, strikes, or industrial action, acts of government, failure of public supplies, such as water, gas or electricity, and failure of mechanical equipment, such as air conditioning, although we will make all reasonable efforts to remedy such failure.

Complaints

a)
 

In the unlikely event of a complaint during your stay please contact our management company immediately, see the folder in the villa for contact details. They are at your service to deal with any complaints reported 24/7. If you are unhappy with the outcome then please report this to me on your return. Any complaint not reported to the management company during your stay will not be considered after your stay.
