Temporary and Leasing Tenants.

 

This is an area for Pathmeads/WHHA tenants who have temporary arrangements with their council (probably) and Pathmeads/WHHA and probably an Assured Shorthold Tenancy. Please let us know what you would like to do with it, what subjects to cover, what languages it should be available in. We will need help putting it together. "Independent Federation" welcomes all WHHA/Pathmeads tenants

Now that we have all joined the Genesis Housing Group, everyone is eligible to join the  "Independent Federation of Genesis Tenants", and are advised to do so. The IFGR is run on a shoe string, but will help as much as it can.

 

 

To start off, everybody should read their Tenancy document with great care. There can be a great deal of information about legal rights and entitlements. Also, examine the Shorthold Tenants Charter (AST) as published by the Housing Corporation. If you do not have a copy, telephone them on 020-7292 4400 and they will send you one.

Issues which could be discussed include:

1. Noise, environmental hazards etc.

2. Neighbour disputes.

3. Maintenance. This has not changed with the coming of PCHA, and in order to get proper treatment from WHHA, it may be possible, in some cases, to use the relatively inexpensive Small Claims Court either as individuals or in groups. Let us know if you want to discuss the possibility.

 

Notices.

Name change and Tenancies.

WHHA changed its name in the latter half of November 2002. It is now Pathmeads Housing Association. If you were given a Tenancy Agreement in that period go to a solicitor and check that the tenancy is on order.

 

Tenant Profile Form

Certain tenants have received a form with a large number of questions - about 20 or thereabouts. Filling in this form is completely voluntary according to the managing agents. If you don't like it, tear it up. See this report.

 

Events: (May 2001).

WHHA have announced a meeting at rather more than two weeks notice with no mention of travel and child minding costs, and starting possibly too early at 6.30pm. It is set for:

Thursday 24th May 2001. Swiss Cottage Library. 7.15 pm. (Click here for a map)

and is to be a consultation exercise on the changes ahead. The T.A. believes that all the decisions have been made since PCHA have been in charge for three months and around since the New Year. The meeting may well be a fatuous waste of time. Lets see.

    The "Policy & Procedure" documents.

 

These documents define how Pathmeads are required to behave in almost all situations. If you have a difficulty, ask for the relevant papers. For instance, if you under pressure from them because of sudden large rent arrears, ask for the Policy Document and the Procedure Document on "The Control of Rent Arrears (3.3)". You may find that your rent position is in a mess because they have not been doing their job properly.
